An affiliate of Chicago-based Fifield Co. purchased an apartment development site just west of the Aventura Mall in the Ojus neighborhood.

State College, Pennsylvania-based 19301 West Dixie Storage LLC, managed by Robert E. Poole, sold about three acres at 19301 W. Dixie Highway for $12 million to Aventura Owner LLC, an affiliate of Fifield Co. The deal did not include the 113,554-square-foot selfstorage facility on the southern end of the property.

Bank OZK, based in Little Rock, Arkansas, provided a $47.25 million mortgage to the buyer so it can start construction soon.

The entire 4.06-acre site last traded for $5.64 million in 2013, so the seller made a nice return.

As previously reported by the Business Journal, Fifield Co. plans to develop this site with Aventura Crossings. The project would have 382 apartments, 879 square feet of retail and 533 parking spaces The building would total 599,282 square feet, including 421,794 square feet of leasable space.

Amenities would include a pool deck, club room, fitness center and gym. There would also be a public park along West Dixie Highway.

It was designed by MSA Architects.

The new Brightline station is planned just north of this project
